A development application (DA) has been submitted for a 16-story commercial office tower at 11 Breakfast Creek Road, Newstead, Brisbane. The development is a joint venture between Charter Hall and John Holland Group, who bought the site from Tatts Group for AUD$16.5 million (USD$12.7 million).
The updated DA consists of the following changes: The building façade has been refined to reinforce the podium and tower typology and illustrates a clear podium and tower form; the proposal removes one storey, reducing the building height from 17 stories to 16 stories; the gross floor area has been increased by 165 square meters due to the voids in the original approval being removed; and amendments to the basement will allow for additional parking, with 13 additional spaces.
The development has been designed by Brisbane-based architectural firm Bright Raynor and features two ground floor retail tenancies. John Holland Group itself has pre-committed to two floors of the tower, which will house its Queensland headquarters.
Construction of the tower is anticipated to start in the first half of 2017 pending securing leasing pre-commitments.
